Jitu Investment Group is based in Arlington, Virginia. We consider single-family houses, townhouses, multifamily properties and land across 23 Virginia and Maryland service areas.

We start by listening to your plans and reviewing the property’s location, condition and occupancy. If the property fits our purchasing criteria, we explain the proposed terms so you can decide whether a direct sale makes sense for you.

   ***2025 Review Update***
Almost 2 years later I still haven't purchased this home.
I thought after giving the company 20k down and paying almost $3/month in a fraud mortgage scam I would eventually be able to close. Both Michael and MJ continued to give multiple excuses after getting my money that they had to switch companies and were not able to close and kept pushing the closing date. They would never want to use a closing company that I have used in multiple transactions because of the scam.
I reached directly to a title company and was advised they owed over 400k on the property that I was living in and I would NEVER be able to close until the balance was paid off.
Michael wanted to keep the title of the house in their name but wanted me to continue to make monthly payments without true ownership.
They refuse to refund the $12k in payments and 20k down payment back. Now I'm in the process of suing them for fraudulent scams.
If you can't give them the money at the closing table where the title can be transferred to you of the property RUN!

2023 Both Michael and MJ were very pleasant and made the  buying process easy!

Thank you for your feedback. I’m truly sorry the experience didn’t work out as intended. However, I do want to respectfully clarify several important facts for accuracy:
	1.	You entered the property as a tenant-buyer with a structured Rent-to-Own agreement—not a traditional mortgage. We worked with you multiple times over nearly two years to help you get mortgage-ready.
	2.	You confirmed to us on several occasions that you were ready to purchase, but you repeatedly declined to work with a licensed RMLO (Residential Mortgage Loan Originator), which is a legal requirement in Florida for a rent-to-own / owner-finance transaction. Without an RMLO approval, we cannot legally close.
	3.	You stopped making your monthly payments starting in January, despite multiple attempts on our side to create payment plans and resolve the situation. We have full documentation showing every attempt we made to work with you.
	4.	The property was significantly damaged during your occupancy, and we had to move forward with eviction only after all attempts to resolve the issue were unsuccessful.
	5.	At no point did we “refuse to close.” We could not legally transfer the home until you completed RMLO underwriting, which you chose not to do.

Our company always follows Florida law, uses licensed professionals, and has successfully helped many tenant-buyers close on their homes. We understand the frustration when a purchase doesn’t work out, but it is important that the full context is shared.

   This company is a huge scam that does "finance by owner" for properties that already have liens on them. You don"t find that out until you go to the title company to close and this is way after they have your money. WARNING Do not invest a dime with them. Michael and MJ are very shady.
